Self Build Mortgage - purchased land deeds don’t match planning permission

Hi all,

I’m currently in the stages of purchasing a piece of land that the vendor has full planning permission on. The only issue is that the vendor has moved the dwelling house forward to reduce the size of the site and after gaining a success non material change now wants to only sell the plot to a hedge boundary.

I have no issue with this but am concerned that what I will own doesn’t match the planning permission and that this will give any potential lenders an excuse to turn down my mortgage application.

Any help or advise is appreciated.

In addition, the area that i will no longer be purchasing will have the old dwelling site location were the dwelling house was to be built.

Sorry, it's not clear what you're saying the discrepancy will be. If the varied planning consent matches the plot being sold, what's the problem?
