Lenders will want to see 2 years worth of accounts or tax returns.
If you are stating you earned £60k joint then last year, then £200k borrowing should be achievable on those figures alone. It is income that is important rather than turnover for the purpose of borrowing - albeit the general state of accounts will give a good feel for the performance of the business and may prompt further questions or affect their view on the earnings - i.e. can see increase/decrease in income year on year etc.
You have only 1 years certified account but have 8/9 years of trading, what did you do for previous years. Normally figures supplied to HMRC should be acceptable?
Just for clarity - are you a limited company/partnership?0 -

This should give a broker a better idea of any specialist lenders that may look more favourably.0 -
Thanks for your advice. Like you, I assumed there would be a niche lender for us if nothing else, I just don't know enough about the criteria. If this appeal doesn't work out I just can't believe that would be the end of the road (or close to it), it seems very strange to me.0
