£5k/property seems a bit steep for rendering if you're getting all 31 done at once. Have you shopped around?


Is the residents association really responsible for rendering and roof upkeep, etc? Or are you just trying to arrange finance through them and have the residents/owners pay for it?


Rendering needs done every 20-30 years or so, so it's really something that should have been planned for a long time ago and had money put aside. Ditto roof repairs.

What is wrong with the original rendering ?


Done correctly, rendering lasts a lot of years, i cannot see the whole lot failing all at once, chances are it only needs patching at a fraction of the cost you describe, it is actually a very simple job to do, the cost multiplies if the old stuff needs removing first.
