Cost to build a garage in Belfast

Just wondering if anyone has had a garage built recently or is in the trade. I'm at the early stage of thinking about building a two story double garage with double brick skin fully insulated. To be used as a garage and playroom but with the longterm option of a granny flat.

Just looking a ballpark before I get plans drawing up to see if its within budget.

How long is a piece of string? There are a lot of variables. I got quoted 45-70k for mine.

I dare say the guy that quoted 70 didn't want the job.
