Purchase land from Housing Association

Hi,
Has anyone had experiences of purchasing land from a local HA, I've been quoted £5400 for the freehold on a 52m2 piece of land adajcent to my garden - it is landlocked, and has other neighbouring gardens backing onto it so isn't any use for others, it's currently maintained by the local authority - I just thought it was quite a high price considering.

I sold 130m2 for £20k 6 years ago. It was also landlocked, but it enabled people with expensive houses and little garden to improve the desirability of their homes and to extend, which wasn't an option previously.
I think they got a bargain0 -
This is a different case imho, the houses are all ex council in the North West - it isn't exactly a desirable place to live.0
