Mortgage for house with a ruin

We have found a fantastic property to buy that is a grade II* listed building. There are several sections to it. One of the sections is a roofless, windowless ruin. Work has been carried out to ensure that it will not fall down. so it is safe. As it is listed, it cannot be demolished. We would leave that part as a ruin as it would cost way more than we have to renovate it. Attached to that, is a fully functional two bed house that we would like to live in. We have been unable to find any bank or building society that is willing to lend under anything approaching normal terms. This is obviously a problem for us, but would also mean that we would struggle to sell it in future. The issue seems to be the 'derelict' part that we will not be renovating. Does anyone know of a lender who would entertain lending to us for this property?
