Consent to remortgage fees?

Hi everyone. I'm just remortgaging my existing leasehold flat and my conveyancer has sent me the following email...

These reveal a restriction held in favour of Bellway Homes Limited, for which I will require consent to the remortgage application prior to completion. My fees in respect of this consent will be £75.00 plus VAT payable by you on completion of the transaction. If instead, this Restriction is to be removed on Completion of the remortgage then my fees in respect of this will be £130.00 plus VAT payable by you on completion of the transaction


What does this mean? And should I remove the restriction and pay the extra.? I don't get what m paying for!

    The lower fee is for consent to this particular transaction. If you want to get rid of the restriction permanently, it's the higher fee.
