Advice on raising additional funds.

Hi. I recently remortgaged my property to pay for a large building extension. I could only borrow an additional £40k which I have now used up and the building work is no where near completion. I spoke to my mortgage company and they said I cannot remortgage again until January when I will have had the mortgage for 6months.
My problem is I now need to raise, short term, additional funds to pay for the extension until I can remortgage again in January.
Any ideas???
