Remortgaging - 'two'mortgage products on one property

When I bought my house I ported my existing mortgage over then added on another product with the same lender to cover the difference. They are both fixed rate products with fixes ending at different times.

The newer, smaller, cheaper product ends early next year and I will be looking to apply for either a tracker, or more likely another fixed rate mortgage so I don't pay the higher SVR.

I realise I'm only applying for a new fixed rate for part of the total mortgage, but I assume the total sum outstanding for both parts of the mortgage will be taken into account? I am only asking this as this extra part will be close to £25 000 then and I've read that some lenders have an issue with lending under this amount, including mine. I don't really want to go onto the SVR until the other part of the mortgage comes to the end of it's fixed rate if possible.

I will be staying with the same lender.

Apologies if this is a daft question. I've been trying to use Google to find the answer with no success.

    Check online with your lender. To ascetain if retention products are available for you.

    Though depending when the product term ends may not yet be visible in any event.
  • Thank you. They do have some but it's not clear how they apply to people with two different products. I shall call them next month. Apparently I can start the remortgaging process 4 months from when my fixed rate ends

    You can swop either element without worrying about the lending size.

    Small value lending applies to new cases not existing borrowers.
