Advice needed ...
I received remortgage offer from Santander a month ago to transfer mortgage to them from Leeds BS when my fixed rate deal comes to an end on 31 October.
I received questionnaire from LMS the free conveyancers appointed by Santander asking when I'd like the mortgage to start. I asked for 1 November to avoid early repayment charges.
LMS have a website where they should update when mortgage steps are complete. Great in theory. Not so great when they don't update it. After chasing several times I eventually received confirmation that they'd received the questionnaire, proof of ID & mortgage deeds.
I contacted them last week to ask if they'd requested the redemption statement from Leeds BS. No reply as usual so I checked with Santander who advised 'it's with their completion team who will work out completion date after early redemption date'.
Does this mean they only request the redemption statement after 31 October? Or do they (should they?) ask for it now given it's valid a month? I thought they'd do the latter & pay less ERC & calculate daily interest owed since statement.
I have called & emailed them to check but not hopeful of a reply. Be really helpful to know what the usual process is before I call again.
Many thanks

I've never yet had a conveyancer, or conveyancing solicitor, who's taken any notice at all of my preferred/necessary timeline, and they've all advised my timeline is realistic and achievable at the outset before taking the business (in case anyone thinks that I have unreasonable expectations)
Expect them to take at least 2-3 weeks longer than you'd like, is 'the usual process' in my experience.2.22kWp Solar PV system installed Oct 2010, Fronius IG20 Inverter, south facing (-5 deg), 30 degree pitch, no shadingEverything will be alright in the end so, if it’s not yet alright, it means it’s not yet the endMFW #4 OPs: 2018 £866.89, 2019 £1322.33, 2020 £1337.07

That's what I suspected!
They received all documentation back from me on 17 Sep & so I'd hoped would be straightforward to remortgage on 1 Nov. After all the broker said I'd given loads of notice & solicitor asked me the date I wanted!
So frustrating they can never give an answer on phone, never call back & never reply to emails. I've yet to receive a single answer from them & think I'll have to ask Santander to check yet again. After all it's their solicitor panel ignoring me.
Very annoying as mortgage payment will increase in Nov as outside fixed rate deal & wanted to avoid that.0
