    I have a letter from my manager but my broker said a lot of lenders would require a letter from Payroll only. The letter I have from Payroll refuse to state my enhanced hours payment which makes all the difference as I cannot borrow enough without it. A lady from HR is trying to help me secure a new letter from payroll and I may have the enhancements mentioned in a letter if she is successful.

    If I make an offer and it's accepted, when do I need to prove my income? I understand it can take months to get a home from start to finish but I thought proving my income would be one of the first steps after an offer has been accepted. I will have 3 accurate payslips by the end of January.

    you have to prove your income at time of mortgage application. Some lenders take 50% or the full enhanced pay, you will need a good broker to do this.

    and the mortgage application is right at the start? after the property offer has been accepted right? So I can't really put offers in until I can prove this

    Yes, lenders can only go on the now, not the future

    i also agree with find a good, recommended local broker.

    i only had a 1 year fixed term contract when i applied (but a history of nhs uninterrupted working and p60s for income), all my enhanced weekend working pay was taken into account - we ended up with Skipton BUT we had a low LTV.

    A good broker chats with lenders / BDMs 'off the record' to see how likely you will be to be accepted etc, although they will usually have a good idea in advance.

    You may pay a broker, but your mortgage then might have no or low fees anyway.

    If I can get a new letter from payroll showing my enhacements (which are guaranteed because it's part of my shift allowance) or I wait until end of January then I shouldn't need a local broker right? An online broker should have all the evidence he/she needs to help me. I did find a local broker from Brancaster House but he wants fees upfront regardless if the mortgage is successful or not, and if it is successful, he then wants additional payment.

    Find another broker, in terms of enhancements, if it's in the future, unlikely a lender will accept this


    As mention before, either friend's recommendation or one on here
