First Steps of First Time Buyers

Hi All,
As you understood from the title me and my partner are a first time buyers and as many of us we want to start building our family in our own house. That why, one and a half year a go, each of us, opened a Help To Buy Isa, to help us save for the mortgage deposit. So far each of us have around 5K on the Help To Buy ISA so around 10K in total, and one day we where surfing the property websites and found a really nice house, on that website there was an option to get you quote for the mortgage, all you needed to do is type in how big deposit you have and your email address, we liked the house so much that we decided to give it a go. After completing the form we received and email from Ward&Partners asking if we would like to book an appointment with one of their mortgage advisers and here we decided why not? at least we can ask all the questions and get more understanding on what we need to do and so on. So we did book an appointment for the next day and was asked to take with us all the standard paperwork like ID's and payslips. The appointment with our adviser went really well, she gave us a price breakdown with all the fees like solicitors and so on, as well she took all our details from pay slips and checked the lenders and the Halifax was offering to us up to 200K with our current deposit amount. She asked if we would like to get an agreement in principle, she explained that Halifax will do a soft check so it won’t really affect our credit rating, we where so exited that we agreed. As well she advised to us to have a solicitor, and offered us one, we accepted her offer.
Two days after our meeting with adviser she emailed us saying that we got an AIP from Halifax for up to 205k and we can start searching for the property now.
So that how it is at the moment, we just wanted to found out a bit more about buying a house, and ended up with AIP, solicitor behind our backs and searching for the property, what could be better. :T
But the bad new is that the house we where looking at got sold today. :mad::mad::mad:

never use the mortgage advisers at EA, usually not whole of market.
Also never use the EA services like Solicitors or surveyors, usually a rip off and guess who pays for their commission
as an example independent Full building survey 600, EA wanted 1000."It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

Honestly as per csgohan4 suggests, I would really recommend not going to the EA for any advice - use a broker who uses the whole of the market and shop around for a solicitor youve found yourselves - through recommendations/reviews would be your best bet. Your not obliged to use the EA and although it may seem easier to you at the moment, I've seen so much advise on her advising against it.
