I have no experience of AWD but if time permits why not get a second opinion.
If AWD are only online get a fee free broker in your area to come and see you and make a recommendation. Personally I believe that something as important as your mortgage needs a bit of time and a helpful - ideally face to face - adviser.
You are right that the longer you have a clean mortgage record the better the deals will be (also if the CCJs are satisfied)"The true measure of a man is how he treats someone who can do him no good."(Samuel Johnson 1709-1784)

No, not tied beyond the 2 years, it seems like a good deal, but I'm nervous about applying because of the debt, sounds daft because I've already got a mortgage but I need to find the right one and not get myself messed up into anything that we can't afford!!
Was thinking that IF we went for this mortgage, for maybe the 2 years, then re-mortgaged again when the ccj's have either been satisfied or are older? That way, our monthly re-payments are reduced which will take the strain off our outgoings in a big way
To be honest the deal you have sounds pretty good given the credit history circumstances you have described and I doubt you will get better given the recency of the ccjs. I would recommend that you sit down and read through the paperwork, work out where you are unsure about things and write down a list of questions. Call your AWD adviser up and run through everything again asking him or her questions until you feel comfortable that you understand everything. If you don't feel comfortable after that call then get another appointment with a different broker to get a second opinion and see if that helps.0
