Girl Moving into Owned Home

Got a situation here I wonder if anyone could help me with....
In a nutshell, my girlfriend and her small child have moved into my home recently. My home is owned and I paid off the mortgage last year, which is entirely in my name.
She has stated she will pay me £300 per month towards bills by direct debit, on the 16th of every month.
Whilst I'm sure everything with go well with the relationship, I am aware that if and when relationships end, the gloves tend to come off and things get nasty.
Naturally I am wondering if there is a way I can protect myself from having a claim put against me if we ever were to break up. The last thing I want to do is pay part of my house out to someone, after I worked so hard to pay it off at the age of 33.
The way I see it there are two possible solutions.....
1) Buy a rent book off ebay and give her a reciept when she pays me something, clearly stating the word 'Rent' on the reciept.
2) Gift deed the house into my mum/sisters name.
Any advice as to how I can get around this would be appreciated, as I am stressing out bigtime.
