Thanks for your sums Nice Englishman - although they don't add up well for the Woolwich will apply them with other mortgages - C&G looks good (Thanks Mortgage Genie!!). The move will be expensive (estate agents, stamp duty, solicitors etc) as we all know but worth it to have a smaller mortgage!! Have never been good at the sums - more out of laziness than ability I might add which is suprising considering my dad plans his financial life through spreadsheets and was able to retire at 55 (mum was 54) with no mortgage etc etc. Having said that, they were lucky with inheritance and increased equity through house price rises!!!
Anyway, thanks for all the advice everyone - here's hoping for a rate decrease!!!0 -

Was thinking about interest only and will be looking into it and no we haven't offered on a new house - we're waiting until ours is under offer/sold to avoid disappointment!!0
