Mortgage on part of property to allow selfbuild in garden

We've been lucky enough to find a house with large garden (2 acres) and get planning permission to build behind. Many skipped holidays and clapped out cars have meant that we have so far done this with cash so no mortgage yet.
We would like to take out a mortgage on the existing house at the front to top up money to live on and then start building behind. Ideally the mortgage would only be associated with the house at the front and the land it will retain. What are our options?
