Kensington mortgage

Hi all
Need a bit of advice.
I have a mortgage offer with kensington and have solicitors ect and was waiting for the contracts to be exchanged.
However 6 weeks ago.it became aparant that a small bit of land on garden is lease hold so kensington have been dragging there feet with making a decision.
My offer runs out next week.
What do i do now?.
Ive asked my broker to contact and try and extend.
Kensington now are looking at extending but what do they do for that?
Will they just do it as im so close to signing contract and they have help.process up.
Will.i have to send bank statements and have another hard credit check again which is affecting my score each time they do it.
Also im worried i will get refused as ive spent on credit card a little and not done as much overtime as i did when applied for mortgage which was used on my availability total.
Help will i be refused??
I havent defaulted on anything my score has increased ita just my balance has increased and not done overtime as much.
Will i still get the mortgage
