    This is funny. I'm in exactly the same situation as you. I'm remortgaging for 5 years and have break fees I'm going to have to pay.

    If you're happy to do the application yourself, and you have a fairly straightforward property and income to underwrite (i.e. you own the house, not listed and you're employed with stable income), then you should try Santander's online exclusive at 1.89%

    If you have a 123 account you'll save an additional £10 a month through cashback. Comes with a £999 fee, free legals and standard val. Only major drawback is that it has a 5% ERC throughout the 5 years (which is ridiculous).

    If Halifax have a cheaper fee and a lower rate, why are you asking the question?!
