Santander mortgage application

Hi,
We have applied for a mortgage from Santander. We’ve used a broker and looks like he’s not very good at keeping me updated. Today, I’ve got a mail from the estate agent saying Santander has contacted them to get property access for survey to be done. On what grounds will Santander ask for survey? Has the mortgage been handled/partially approved? What was your experience with them. Thanks

    My mortgage is with Santander and as part of my initial mortgage application I had to provide a surveyor report of my own cost, however I do think they can recommend their own recommended in the area but if they make it a requirement you have to go through the process.

    When I applied direct my documents were approved, at which point they instructed the valuation, I can only assume with broker cases it may be the same. Once the docs were checked the formal offer was subject to suitable valuation
  • Ok I see. They offer a free survey in my case and using their recommended surveyor. However I wasn’t sure if they’ll instruct the survey and check that our personal circumstances qualify for the mortgage and be ok with it or the other way around....check documents, pre approve the loan subject to survey and instruct the survey

    In our case a few months back with a free survey, it was instructed straight away before documents had full approval. Pretty sure that is standard practice now.

    Can we please stop using the word survey out of context.

    The lender instructs a surveyor to carry out an inspection and mortgage report & valuation only. It is not a survey.

  • Yep, as per Kingstreet's comment - we got a mortgage (moving house) with Santander a couple of months back and they instructed a *mortgage valuation* fairly quickly but we commissioned a *full building survey* ourselves separately, which took place a week or so after the mortgage valuation.


    There was no option from Santander to "upgrade" the mortgage valuation to a homebuyer's survey or a full building survey.
