Help... possibility of first time mortgage when covering maternity

Hi,

Myself and my girlfriend have been saving up to buy a house and are on track to begin looking early in the new year.

My girlfriend has recently been for an interview at her dream job and feedback has been promising.

Unfortunately, the job is to cover various people on maternity leave and although there may be a possibility that she could be employed full time at the end of the period, it is likely that the employment contract will be temporary. I believe the contract is for 12 months.

I am aware that mortgage companies will usually want to see you in a job for 6 months before making an offer however my question is:-

If she were to get the job, would this put a halt on us being able to get a mortgage until she has something more permanent?

    Yes.

    Generally speaking, lenders want to see you have been in the job for a period of time, that is not a deal breaker however.

    The deal breaker here I think is that she will have a temporary job that may or may not be extended. There are temporary jobs that have contracts which get extended and extended, but lenders will need evidence the contract has been extended at least once. That is probably where the downfall will be in this case.
