Deed of adherence

Hello everyone. I'm in the process of purchasing a flat and the current owners, and surrounding flats, are in the midst of buying the freehold. They way they are doing it is called 'deed of adherence'. My conveyancer said because it's an unconventional way of purchasing the freehold they can no longer continue with my process and I need to find a specialist solicitor and could potentially affect my sale of the property in the future.
Of course I have googled the term, but wondered if anyone here had any first hand experience of this and how it might effect me in the future please?
