Taking over joint mortgage on my own?

Long story short my husband and i are separating, I really want to keep the house and for him to move out but am unsure how it would work with us only having the mortgage for 3 years and also having almost £3000” help to buy loan to start paying interest on in 2 years time.
I have contacted the bank that the mortgage with and they have advised to carry out a mortgage application to see if it’s possible for me to afford on my own. I’m wondering if it’s possible to add the help to buy loan to the mortgage to get that paid and extend the mortgage term as ideally in 5-10 years time I would look to reduce term and increase payments. I’m just unsure on the last action moving forward or if it would be better financially to sell and sever all credit ties with him and save up a gain for a deposit on a smaller house?
Never been in this situation before and looking for advice from anyone who has had similar??

It depends on your income and the amount of your mortgage as to whether you can take on the mortgage in just your name. If you have only had the house for 3 years you are unlikely to have built up enough equity to borrow more to pay off the HTB loan. Most people I know of who split in the early years of a mortgage end up selling and moving on.I’m a Forum Ambassador and I support the Forum Team on the Debt free Wannabe, Budgeting and Banking and Savings and Investment boards.
