Divide house into two

Hi guys I’d really appreciate your advice.
I’m looking to buy what is advertised as one 6 bed house. However its actually an origional 3 bed house which has had another 3 bed house built next to it in the garden. The properties are connected so I suppose a semi detached. The only way to get from one house to the other is via an internal door downstairs. Both houses have bedrooms, bathrooms and a kitchen. So short of bricking up the connecting door it’s really two fully functioning houses. The lay out of the house as it is doesn’t work and doesn’t make sense so I would want to sell the newer one in the first instance before eventually selling the origional house.
I would need to sell my current home to buy this, increasing my mortgage. I would need to live in the older home before eventually selling this one to.
This is new territory for me. Can anybody please give me any advise on what I would need to do or check before putting in an offer and what I would need to do to ultimately sell the one house and how much these things would cost.
From the research I’ve already done I’ve found out I need to find out if there are separate utility meters. Ive been told from the estate agents that the current owner pays council tax on both! Any help would be greatly appreciated.

Check you can get a mortgage - lenders tend not to like houses with annexes or otherwise weird layouts.0
