Mortgage rates

Hi everyone
My introductory mortgage rates are coming to an end in 3 months and I've been looking at the market to see the rates available. Best fixed rates I can find are for 2 year products, my other choice would be 5 year fixed rates that are around 0.35% higher, which one is the better product? Do you think rates are likely to go higher in two years time?

Everyone is different, we are doing a lot of 2 and 5 year fixed rates and the occasional 2 year tracker. I cant remember the last 3 year fixed rate I did.
What is your LTV? You might find that doing a 2 year fix now and a 5 year fix in 2 years is better as you will then be on a lower LTV.
What is your attitude to risk?

I really don't know, is it possible that the rates may go up by 0.35% over the next two years?What do you think is better?

My LTV is 38%, in two years it should be around 32%, how much of an affect would that have on the interest rate?
I occasionally take risks, last time I chose a tracker over fixed rate and it didn't really pay off....What is your attitude to risk?0
