Mortgage rates

Hi everyone

My introductory mortgage rates are coming to an end in 3 months and I've been looking at the market to see the rates available. Best fixed rates I can find are for 2 year products, my other choice would be 5 year fixed rates that are around 0.35% higher, which one is the better product? Do you think rates are likely to go higher in two years time?

What do you think is better?
Do you think it is worth paying 0.35% more for an additional 3 years of security?

Everyone is different, we are doing a lot of 2 and 5 year fixed rates and the occasional 2 year tracker. I cant remember the last 3 year fixed rate I did.

What is your LTV? You might find that doing a 2 year fix now and a 5 year fix in 2 years is better as you will then be on a lower LTV.

What is your attitude to risk?
Will you benefit from dropping the LTV bandings in the next year or 2?

I really don't know, is it possible that the rates may go up by 0.35% over the next two years?

My LTV is 38%, in two years it should be around 32%, how much of an affect would that have on the interest rate?

I occasionally take risks, last time I chose a tracker over fixed rate and it didn't really pay off....
