i need to get my wife off the mortgage

my wife and I have been divorced now for over 8 years. her name is still on my mortgage even though she moved out when we seperated. I initially had the mortgage soleley in my name and added her on even though she had no income in an attemot to give her some stability... she doesnt even know her name is on there...however she never made any payments towards the debt at all.. she doesnt even know her name is on the mortgage..im looking to sell as im getting married again... how do i get her name off the existing mortage before i sell up?

You need to ask your mortgage lender to take her off, they will need to underwrite the case and they will need her to sign some paperwork to take her name off.

Then you can do a transfer of equity.

You wont be able to do it without her knowing.

You will need to instruct a solicitor to have her removed from deeds/ Land registry, She will be entitled to half the equity regardless of her not paying the mortgage
