Proof of Deposit

I had a phone conversation with a broker on friday as I have found a house I would like to purchase,
They have sent me an email today asking for various documents,
Two of the things they are asking for is proof of deposit and 3mths bank statments.
On the phone I asked told them I was looking for a 80% LTV.
I currently have enough funds in my bank account for a 85% LTV,
Would it be acceptable to respond with just the bank statments tonight and ask for a 85% ltv product at the same time or should I get the proof of the remaining deposit funds before I send the documents in?
It's only a problem as I have just transfered from a savings account into my bank account but the money is not currently showing in either of the accounts and last time I made the same transfer it took 4 days to process and I am trying to get things mooving as quickly as i can!

You have only just made an offer.
Wait a few days and send all the info " your " broker is asking for.

I found the broker myself (personal recommendation)
I have not put an offer in yet.
The property is fairly complicated (agricultural occupancy condition, large amount of land, no deeds, not currently registered, plus other issues) so I can't find any high street lenders for it.
The estate agents know it is going to be tricky to finance so are asking for a dip before putting an offer to the vendor.

A dip is irrelevant here at the moment, as is proof of deposit.
The security is the big issue.
Have you told the Broker about the property?
A Broker seeking to dip before checking the property is suitable security is wasting everyone's time.
