2nd charge

Weare selling up. Ther is a 2nd charge attached tothe house for £20k. The sale of the house will create more than enough to pay this. Why are my conveyancers being awkward?
First we got a redemption figure from the company handling the charge
My solicitor said "Oh we need a letetr assuring us the 2nd chrage will be lifted on redemption"
We got that letter. then my solicitor said "oh thats not sufficeint" We need a copy of a signed RX4 form (Land Registry form - Application to remove a 2nd charge)
The while we are waiting, he says "That might not be sufficient"
That is now in the post, and we are 5 working days from tthe day we MUST complete. These idiot solicitors should have got onto this weeks ago.

What other possible reassurance could you want beyonds a copy of a signed RX4 and a letter assuring us the charge will be removed. This is a BIG nationawide debt colletion company, it HAS to act honorably. Surely, it cant take the money to redeem the debt then refuse to cancel the 2nd charge? it woudl ruin the companies reputation,!! It would be dishonest if the debt had been cleared! Why is the solicitor being an !!! hole and what can i do to gee things up or say to him ?
Whats the quickest you can go from exchange to completion in practice in a cash sale? Is 3 days possible?
