New Build - Halifax Mortgage - 2 Hard Credit Checks months apart..

Options
Evening!

So we were approved for a mortgage (plus help to buy) with Halifax in March 2018, hard credit check was done at the time we were approved or in the process as it always is.
Just checking my Experian rating tonight and noticed they have done another Hard check on the 28th August under the same reference "first mortgage". Is this normal? due to the time lapse between accepting us and completing on the house?
We are due to complete in October 2018, will they do another one before then?
If there were issues, would they contact us?

Halifax carries out multiple checks, some hard, some soft especially during the time it takes from offer to completion on a newbuild.

We've had cases where they have come back to us to ask questions where circumstances have changed and we have had to go back to clients to ask them what they have changed.

If they have refreshed the valuation (six months after the first) that may have triggered the re-score.

  • For some reason it wasn't allowing me to log into the account i made to start this thread, so hence the different username. Thank you for this, I am assuming as my broker hasn't contacted me to clarify anything since the hard check on the 28th Aug, that nothing has changed and that we are just plodding along. Now you've said that, i can see quite a few soft searches from them too. We have done everything they have asked and cleared everything bar 1 thing which will be cleared by the time we are served notice, so fingers crossed!

    Hi Kingstreet,

When you say they refresh the valuation and do a credit check, what does that mean?

Also, clb1987 did you have any more problems or has anything gone through ok? I ask as I have had exactly the same thing done to me three days ago,

    A valuation lasts six months.

They get in touch with the surveyor after six months and ask if their valuation opinion has changed = a refresh.

Halifax carries out new credit searches whenever anything changes. These may be soft, may be hard. No-one is told in advance.
