I have asked HSBC and they say there ceiling for debt consolidation is £50k and i was using only £30k, the rest was for an extension which has already been half done just needs final fixes, drainage and sign off0

Case like this are no ones for the borrower to try to manage themselves as there can be numerous curve balls some of which are outlined about.
Lenders can have
Policies where current debt is always a factor for affordability
Policies for maximum additional lending
Policies about current debt to income ratios
Polices where debt levels affect treatment of current debt for affordability
Having said that, this is a case which a Broker should have little problem with. Was it an independent Broker you approached?I am a Mortgage Broker
