Renting while in Bankruptcy

Hi all


I am currently renting a house with my husband and children. Our landlord has just decided that he wants to sell up. We will be given 2 months notice. I'm currently under Bankruptcy until the end of October. Is it going to be impossible for us to find somewhere that will accept us?


We have a joint income of £45K and my husband has always had the rent come from his account. Will they accept us with a guarantor? I'm really worried we are going to end up homeless because of my BR.


We can afford our monthly rent, it's just going to be the referencing that I'm not going to pass because of my bad credit rating/BR.

    If your DH is not BR then there is no reason for him to be refused a tenancy is there? He could rent in his own name?

    Good references from your existing LL will go a long way to helping.

    If DH's credit history is also poor - then 6 months rent upfront is the best solution.

    Unfortunately they have to credit reference all tenants (under 18) at the property. I can get a guarantor so hopefully it won't be too much of a problem. We have no way of raising 6 months rent in advance so that isn't an option for us :-(

    The funny thing is that both my husband and I have roughly the same rating (on clearscore) even though I am bankrupt as my credit score was very high previously. My husband has never failed a check so maybe we will both pass (unless it will flag up the bankruptcy). I have no CCJ's (if that makes any difference).


    It's all such a worry :( We only moved in to our 'perfect home' 2years ago!

    At the point of referencing it is worth telling them. Otherwise you risk losing your referencing fees.

    we were 4 years into an iva and had to move - panic set in due to referencing etc. both of us were on IVA, credit history poor.

    but, showed that rent paid without fail for several years prior, good landlord references, and we passed no problem.

    best to declare it before doing any sort of applications, as fees are expensive already, you dont want to be doing multiple applications.
  • Thank you so much! I was honest and I have a guarantor and they said it should be fine as long as I have the guarantor and can obviously afford it.
    Still need to pay over £150 to be credit checked but that's OK, I can live with that.

  • My credit rating is dire and I managed to rent through Open Rent. You can get direct contact with the landlord. Met them spoke in person hid nothing and they agreed to let. No refs etc just needed the deposit upfront and proof of income. Been here nearly 2 years and love it.



    Agency's will credit check. Check out the open rent site and see if you can like me get direct contact to the land lord not an agency who can be more flexible.
