Mortgage for property with agricultural land

Hi I'm looking for some advice regarding mortgages for a cottage which is being sold along with a separate paddock. The home report value of the property is £105,000 but the lot (which includes the cottage and agricultural land of approximately 5 acres) is being sold for offers over £135,000. Will it be possible to get a mortgage for the purchase price of the whole lot or would I only be able to obtain a mortage based on the value of the cottage alone? I would be grateful for any help thanks.
