Joint tenants separating (not married)

I have separated from my partner of 3 years. We “bought” a house together 2 years ago and are joint tenants. I put all the deposit down, paid for all of the mortgage payments and utilities for the past 2 years and paid for all the major house improvements. The house has increased in value since we bought it. We did not do a trust deed when we took out the mortgage because I thought we would live happily ever after and because I trusted that if we did split that she wouldn’t take advantage of me.
She wants me to sell the house to release her from the mortgage. She is refusing to pay half the mortgage and we have gone on to the variable rate which is proving too expensive for me now. I have no choice but to sell as I can no longer afford to keep the household going.
However she wants a cut of the equity from the sale of the house.
I should mention that we have a child and I am the primary carer. I need all of the money from the sale of the house in order to pay off my existing debt and put down a deposit on another home for my child and myself. Is she entitled to half the equity as we have no trust deed in place? Or can I argue that she has put nothing in, so she gets nothing out? Please can someone help me? I am despairing that she might walk away with half and I will not be able to afford another house for myself and my child.

    Can't reiterate the above enough, you can never trust anyone other than youself, get it right, sure you might have to pay for solicitor, at least there is no comeback as it's done by the book

    so many times we seen ex partners drag on or refuse to sell or dispute money
