Mortgage advice for ownership and to let

Hi All,
I currently own a house with approx £50K equity. We want to move to a bigger property and sell our current one, which has a letting potential in a S/C annexe. I have so many questions. I am currently with the abbey on a capped rate until Feb 2009, with redemption penalties of about 5k
Who can we get a mortage from, and what kind are they?
In this case can we get more than the 3 times combines salary and if so how much more?
What kind of depost etc do you need for this .
Any help/advice or pointing in the right direction would be much appreicated.

Try talking to the Abbey & see if they will do it for you.It may be possible that you can carry over your penalties.
It may be best on initial discussions not to mention the letting potential(Semi-Commercial).
If they are happy with Loan to Value then they may increase the multipliers depending on your type of employment.0
