Any help on Council Tax rebanding please?

I have previously followed the channels for rebanding. I have firstly spoken to my local council. Spoken to VOA and provided details of 3 nearby batches of properties (one lot is even same blueprint and layout of my property), all of which fall in Band A (mine and a few neighbouring properties are in Band . I bought my house in 1998 and originally applied for rebanding a few years ago with local council and then again via council and VOA in 2017. I have evidence and yet no further forward. Maybe I'm being sceptical but I think it may be they don't want to open this can of worms!


Any help and advice on where I can take this would be greatly received! Getting Martin Lewis onboard would be even better and would make a good portion of his show I think!

When you say you are no further forward, are you saying that the VOA have officially rejected your rebanding application ? Did they give a reason ? How close are the properties that have an identical footprint but are in a lower band (The property program isn't called 'Location location location' for nothing - it's not just the size of the proeprty that determines the valuation ).

The council have no say at all in the banding, it's purely a VOA function.


You would be (well) out of time for a formal appeal to the VOA so you can only ask for the VOA to look at their decisions.

If the VOA have turned you down and you are as CIS says "Well out of time to appeal", there is in effect little else you can do.

I have been back in touch with VOA and have requested that they look again at their decision...they have agreed to do so. I will update once I have done this and hear anything back. I did say that I would look to escalate this as I believed I had provided more than sufficient evidence, and that I believed their decision was incorrect.

The properties are all within 0.5 mile and several of them are exact same houses. I did provide address and postcode for properties and also sales values within 2 years of banding as advised.


I also talked my evidence through with VOA prior to sending it in to see if there was anything I could do to strengthen my case. The person I spoke to was in agreement that the evidence I was providing would have been proof enough for rebanding! I didn't for one second think it would be rejected.


They didn't give a reason, just that they had investigated and that I was in the correct band!
