But OP said "I have a financial investment in the house obviously returned when the house is sold." so I thought they had safeguarded their investment. Otherwise what happens if Mum needs to go in a home and the house sold to pay for care?
I know Mum has said she refuses to go in a home, but sometimes there is no option.
I would be concerned that you have already once loaned money and now that has gone. Is Mum living beyond her means? have an extravagant lifestyle? If you provide more money now, what happens in the future. When does the mortgage end? Please check if it is interest only and what the repayment plan is.

Evening all, Just to clarify, ive helped my mum out , i am not on the deeds or live in the property, Mum is not living beyond her means, she has no means , the bills and mortgage are more than her pension and disability allowance bring in. I was under no allusion i would get any money back and never asked, however she said i would be ok in the will, great i said, double edged sword i said, got money no mum. As previously stated she tried the equity route but that was non starter. Last resort she has asked me to buy the house for the mortgage price. TVM IN ADVANCE0
