Ive got a 100K in cash and cant get a 50K mortgage. Really?

OP - where is your £100K cash ? I hope it's not all with the same bank because FCA only guarantees safety for the first £85K. Move your money to somewhere that will offer you a mortgage, even if it means then waiting a year to do what you want most. Definitely vote with your wallet- if the institution currently minding your money won't help or is being awkward, move your stash someplace better. Try Nationwide?0

Try a non main stream lender who specialises in people with bad credit e.g. Kensington or Platform. The interest rate may be higher initially but they might be willing to loan you the amount you're asking for. Hope that helps.0
