Help!- Getting a mortgage with CCJ

Hi all


I'm hoping someone can help because the situation looks bleak at the moment.


My partner and I are trying to buy a house. Our salaries and affordability are not an issue. The only issue we have is a CCJ settled over two years ago for £230 for a parking ticket (we didn't know it existed until it was too late) which makes my partners credit score low (240 on clearscore). However, my credit score is good and I have nothing adverse on my file. We were led to believe by brokers that this wouldn't stop us as we don't have any other issues on our credit report but Habito have just told us no one will lend to us.


Does anyone have any advice?

    There is not enough information, but on the face of it it can be placed.
    Habito are only really interested in the straight forward cases.

    Speak to a real local broker one who is experienced and does not rely on call centre staff.

    Thanks that's helpful! Habito did seem to lose interest in us as soon as there was any hint of issue.


    In terms of more info if it helps. We are both on 31,000 salaries and we are trying to buy a house for 215,000 with a 10% deposit.

    Pick a different broker, preferably not a "run of the mill" online one, who is only capable of handling bog standard cases, which yours isn't.

    There are 2 lenders I can think of where it may fit. One of those lenders I took the business decision to never use because we would need to charge sky high fees to justify the amount of effort they take.

    The other is more expensive but will generally be easier to use.

    If the registration date of the CCJ is more than three years ago (date of satisfaction is less important) I can think of at least two high street lenders who would consider this.

    No. As with all cases like this, you should hand all three versions of your statutory credit file over to a recommended independent broker and have them come up with the right lender options for you.

    Forget the made-up scores as they are irrelevant. Your broker will need the full report data and all three will give a full picture as not all data will appear on every version.
