    Just seen the link :) Isn`t it a bit far from everywhere to make a good rental investment? The main work is going to be Sheffield, Nottingham, Derby or Birmingham, so a bit to travel if you rent that and go to work in any of those places - maybe why they are selling it? 100k tops IMO if you don`t want to lose money in future.

    If you want one last stab at this one book another viewing and have a good look at it with critical eye.

    Go back with your maximum offer and indeed the fact that you are a cash buyer ready to proceed.(although I'm thinking any less than £120k is really pushing it)

    If the offer is rejected tell them you leave it open until you find something else.

    If the vendor is perhaps open to any movement on price,give them a couple of weeks and they may return and revisit your offer.....

    I'm searching 1+2 beds in a few places, but of all the ones I viewed I liked this the best.

    I'd say this is probably beyond me, unless my premium bonds come up :D

    Edit: I'll see what they come back with. I'll go up a smidge more but I can't go a lot further. If she's waiting for AP then good luck to her.
    Another viewing trip for one house isn't an appealing idea - it's 100 miles away ha haa!
    The good thing is I'm not in a particular rush to buy. If we have to be out for our buyers moving in then I have a plan B. I've a friend I can move in with and I'll keep looking from there.
    Shout out to people who don't know what the opposite of in is.

    I have used the tactic of phoning them and asking them if the seller will accept as there is another property that im interested in, obviously I prefer their property but need to know soon if they refuse so I can make an offer on the other property...

    This way it puts a bit of pressure on the seller and makes them think they might loose you..
