    It's all data dependent. If inflation etc comes in higher or lower than expected, expectations can change in an instant.

    It`s happening now, transactions started to fall straight after Brexit was announced.


    Really cause your statement was based on interest rates changing by 4%, not transactions... My mortgage rates have not increased, in fact both my BTL mortgages are coming to the end of the 2yr tracker and the rates are lower than they were 2yrs ago...

    Would you like someone to explain the difference between interest rates, transaction levels and house prices, yes one can have a knock on effect but they are different, you seem to try to merge them..

    I currently take all my investment decisions on the basis that asset prices have had one of their longest bull runs ever, supported by massive liquidity. But the interest rate cycle is now on the turn and liquidity is being drained away. I really don't want to pay top dollar for assets only to see the same assts on sale at a significant discount in a couple of years time.


    What are you planning to buy in a couple of years time?

    It depends what is looking good value. Hopefully, yields will be higher, now that central banks are stopping depressing them.

    Savings rates have already been going up quite significantly recently, and before the base rate has even started to rise. A base rate rise would probably accelerate that trend. The trend is my friend.


    Where have they gone up significantly? (genuinely interested).


    There has been a bit of competition causing easy access rates to go from 1.25% to 1.35%. Is that what you meant?

    The current highest rates are with the Japanese bank Oragmi, but they are in a bit of trouble, and there is a serious risk that they might fold.

    The challenger banks, Secure Trust, Charter Savings, Paragon, OakNorth, are all competing with each other for funds, and their notice accounts (60 to 180 days) have gone up by about 0.4% over the last few months to around 1.75%.
