I'd keep the flat for another 10-15 years - and do temping work at high London prices just 6-9 months of the year ... in chunks, say 2-3 months of working, month off. Commute back Fri-Sun.

You're too young to be making poor choices that you might regret later.... hold onto that flat, keep your foot in the door of high earnings.

Review in 2 years' time.... you/bf might be over .... problem solved.
