Which mortgage? 3 Years and ~40k

Hello all,
Our current mortgage deal comes to an end this October. The plan is to put in some instant access savings which isn't currently earning much interest in reducing the mortgage to about 40k which in affordability terms we could pay off in 3 years.
I had looked at a 2 year term but would rather not be too stretched and get a product which allows overpayments. Confused over which deal would be best to take if anyone could recommend any specific deals?

I like the idea of fixed over a tracker as the cost difference isn't huge. The best I've seen so far is a 2 year fixed deal with Nationwide £20 fees fixes at 1.94% for 2 years.0
