I sold my currently property a few weeks ago (currently going thru survey etc) which I owned with my ex. We both will make around £120k minus fees.

Moving forward I would prefer to buy somewhere and have seen a flat that ticks the boxes, but I don't want to put an offer in unless I can get a AIP.

Purchase price aprox £215k
Deposit £90k

Mortgage required £125k

Salary 29580k PA

CC debt £8K (Obviously I will pay off CC debt once sale thru)

Unfortunately I lost a close friend last August and stupidly missed a couple of CC payments!

Can anyone recommend a broker?

is it worth trying to ask the credit card company to wipe my late payments because of the circumstances? Could I offer to pay it in full now if they remove the late payment marks? Bank of mum and dad have offered to help.

Or do I just rent for 6 months rebuild the damage I made?

Many Thanks for any help.

A couple of late payments which presumably have been cleared with that level of deposit should allow you to get normal rates.

Pretty sure most brokers should get this through for you. This is the sort of thing we do on a daily basis. It might not be for every lender but no reason to not get normal rates.

  • Thats great to hear!

Oh I forget to mention I work as a contractor. I completed 1 year contract and had it renewed for another year. Will probably get it renewed again.

    What about this factor?

How do I find the right broker?

    Many Thanks!
