Mortgage Or Loan?

We're looking to sell our property and the plan is to downsize and have no mortgage. We will be around 30/40K short for the property we want to buy. So my question is, do we apply for a mortgage or a loan? My hubby will be retiring but I plan to carry on working for at least another 5/10 years.
