Please only comment if it's going to be helpful to the question I've actually asked.

Its a discussion board. People are free to comment as they wish. Thrug was quite sensibly pointing out a potential issue.

The estate agent for the vendor will not normally take the house off the market unless yours is on the market and will automatically place someone who has sold their property ahead of you.
Thanks very much for your reply. I know, I don't understand why they are saying 3 weeks, they are being pretty unhelpful and I think its just a nuisance to them!

If your accountant considers you a nuisance then its time to move accountant (although do it after the house move). You need to get onto the accountant as this should not really be time consuming as it is software generated. Although if you have just completed your year end, they may be waiting for that to go through ok and be accepted before generating it.

You are right mixing this kind of thing with friends /family adds an extra layer of complication that we can do without. I have been in touch with an alternative broker who is much better. The accountant is now saying he will need a week for the accounts so we will just need to go with that.

I've no idea if its different elsewhere in the UK, but in Scotland, you can make an offer subject to sale with the terms that the seller removes the house from the market until yours is sold - most sellers don't go for this as obviously its risky for them. So they have removed the house from market and are waiting for ours to go up, they aren't really chasing yet as they haven't actually found a house to move to themselves which buys us a bit of time!
