It seems to me very wise not to link your own financial future with that of your mother. There have been a number of posts on these boards from people who have done just that and it has not worked out well.

You can't force your mother to accept your help.

You have done your best to clean up the place in preparation for her return.

Presumably the real essentials in terms of renovation are re-roofing, dealing with any damp, full rewiring and making good the plaster?

Perhaps those could be done and the balance put towards repaying some of the mortgage and changing to repayment - could the term be extended by another five years say?

As she has broken her hip, lives alone and is known to have mental health problems, is a care plan being put in place for when she is released from hospital?

Thanks for this. Yes, a care plan is being put in place - there is a multidisciplinary meeting this week to discuss arrangements for her leaving hospital. In the meantime, I'm just trying to get what I can done. I'll see about getting the roof fixed, not sure if I have enough time to get the work completed before she returns though.
