Have you checked the tax implications of rental income and how you can not put through all of your Mortgage payments as an expense any more? Also CGT implications on the property?
Most tennacy agreements are 6-12 months on an AST. That is typically a requirement for most lenders. After that period you can either give them a new contract or let it fall on to a rolling contract.
When you want the tenants to leave you need to send them a section 21 (I think, could be a section 18). That then gives them 2 months notice. If they are on a rolling contract they can leave before that date. Regardless of whether there is a tie in or rolling, they may decide to not move out. At which point you have to go to court.
Being a landlord is not a gravy train and you basically own someone elses home. It needs to be treated like a business and I think that is where a lot of people fall down (I was a landlord who did not appreciate what was involved - I would never do it again).
