HELP Morgage approved and waiting valuation

We have had our Morgage approved and documents just waiting now for the valuation from the bank. We have agreed the house price on the new build for 195000 but we have been online and seen that our neighbour has bought the house for 187500. Are we able to negotiate still or are we unable to as it’s now all in progress? New to all this Morgage and buying houses as a first time buyer :(

    And lots of little things can effect the house price beyond the obvious.
    Does your house have an upgraded kitchen, or do you have a south facing garden?

    Do you have a larger garden, garage, or better views?
    If the house is completely identical in every single way they I would negotiate.

    But house prices don’t tend to show up on sites for a couple of months after the sale has complete led. I don’t know this for a fact, but from what I have seen when I have bought a house / spying on what the neighbours sold their house for. And house prices can change over a month, especially if they bought off plan before the houses were bought.

    The companies that build these houses need to sell them. The usually offer discounts for individuals who buy off the plans before the houses are built.
