Self build mortgage on a smallholding

We have been trying and really struggling to secure finance for our self build barn conversion. We have a small holding with approx 12 acres which we run as a hobby (both my husband and I work) with about 30 sheep and 3 suckler cows. We were well in to the very long self build application process through an advisor and Buildstore when the lender Darlington Building Society pulled out because of the land (which they had known about from the start!) We seem to be stuck in the middle- too much land for the usual lenders and we don't earn our income from the land for the specialists.
Does anyone have any experience/advice.
We are already 3months in to the build and need the money asap. Could we get finance against the land?
