2nd Mortgage Question

This maybe a really simple question and I have not checked with any mortgage providers yet as still working on the deposit, but was hoping that someone here may know.
I am looking to purchase another property to live in, I already own another property with a mortgage but this is lived in by my ex wife until my son is 21 (and the property is sold 50/50).
My question is since I am not a first time buyer, not a re-mortgage or buy to let which option do I select.
