plans for converting garage

I would like to convert a detached garage in back garden into granny flat or failing that knock down and build new dwelling. ive no idea where to start re architect, planning etc, different advice from everybody. has anyone got experience of this - (portstewart area, semi detached house, would be prepared to give up driveway and all of back garden). think precedent has already been set in area. thanks in advance for any replies
